Fix the Drainage Before You Spend a Dollar on Plants

Standing water, saturated beds, and crawlspace moisture are grading problems. Landscaping over them wastes the budget.

Every season we get called to replace planting that drowned. The plants weren't the problem — the water had nowhere to go.

Watch the property in a storm

The cheapest diagnostic tool is a rain jacket. Where does water enter the property, where does it pool, and where should it exit? Fifteen minutes during real rainfall beats an hour of speculation on a dry day.

Start with the cheap fixes

In order of cost, these solve the majority of residential water problems:

  • Extend or hard-pipe downspouts away from the foundation
  • Re-establish positive slope in the first ten feet around the house
  • Cut a swale to route sheet flow around the structure
  • Install a French drain only where the first three aren't enough

Then build

Once water leaves reliably, planting, sod, and hardscape all last dramatically longer. Doing it in the other order means paying twice.
