What Land Clearing Actually Costs in the Foothills

The four variables that move a clearing quote more than acreage does, and why phone quotes are usually wrong.

Acreage is the number people lead with, and it's the least useful one. Two adjacent five-acre parcels can differ by a factor of four.

1. Density

Grass and light brush is a fast machine pass. Mature manzanita with interlocked stems and 8-inch volunteer pine is a different job with a different machine.

2. Slope

Past roughly 25 percent, machine options narrow and productivity drops. Steep ground also pushes toward mulching in place rather than hauling, because bare soil on a slope becomes an erosion problem by winter.

3. Disposal

Hauling costs are trucking plus tipping fees. Mulching in place eliminates both, which is why it often prices lower even at a higher hourly rate.

4. Access

If a low-bed can't reach the work area, we're walking equipment in or cutting an access path first. That's real time before any clearing happens.

This is why we walk a property before quoting. A number given over the phone is a guess, and guesses turn into change orders.
